Terms & conditions
These Terms and Conditions apply to all bookings made with Homely Hideaways.
By making a booking, you agree to these terms.
1. Booking and payment A booking is confirmed once we have received the required deposit or full payment, and you have received written confirmation from us. The person making the booking must be at least 18 years old and is responsible for ensuring that all guests understand and follow these Terms and Conditions. Any balance due must be paid by the date stated at the time of booking. If payment is not received by the due date, we reserve the right to cancel the booking and retain any deposit paid.
2. Cancellation and changes If you need to cancel or amend your booking, please contact us as soon as possible. Cancellation terms may vary depending on the booking method or tariff used, and any specific cancellation policy shown at the time of booking will apply. If we are able to re-let the property for the same period, we may, at our discretion, offer a partial refund less any reasonable admin or re-marketing costs. We strongly recommend that guests take out suitable holiday cancellation insurance.
3. Arrival and departure Check-in and check-out times will be confirmed at the time of booking. Guests must not arrive before the stated check-in time unless agreed in advance. The property must be vacated by the stated check-out time on the departure date, and left reasonably clean and tidy. Additional cleaning charges may apply if the property is left in an unacceptable condition.
4. Occupancy The number of guests staying must not exceed the maximum occupancy stated for the property. Only the guests named on the booking, and any agreed children, may stay overnight unless we have given prior written permission. We reserve the right to refuse entry or end a stay if the number of guests exceeds the permitted occupancy.
5. Children and supervision Children are welcome where the property is suitable for family stays, but they must be supervised by a responsible adult at all times. Guests are responsible for ensuring that children are safe around features such as stairs, waterways, fireplaces, roads, gardens, and any other hazards.
6. Dogs and pets Dogs are welcome at selected properties, subject to the individual property rules. Guests must keep dogs under control at all times and are responsible for cleaning up after them. Dogs must not be allowed on furniture or beds unless specifically permitted. Guests should not leave dogs unattended in the property unless this has been agreed in advance. Any damage, extra cleaning, or flea treatment required as a result of pets may be charged to the guest.
7. Care of the property Guests must take reasonable care of the property, contents, and grounds during their stay. Any breakages, damage, loss, or excessive mess must be reported to us as soon as possible. Guests may be charged for any damage or loss caused during their stay, other than reasonable wear and tear. This includes damage caused by pets, children, or visitors.
8. Behaviour and quiet enjoyment Guests must respect the property, neighbours, and local community. Parties, events, loud music, and anti-social behaviour are not permitted unless specifically agreed in writing. We reserve the right to terminate a stay without refund if guests behave in a way that causes nuisance, damage, or risk to others or the property.
9. Smoking and vaping Smoking and vaping are not permitted inside the property unless we have stated otherwise. Guests should use designated outdoor areas only, and dispose of cigarette ends safely.
10. Facilities and amenities Any facilities provided, such as Wi-Fi, log burners, parking, gardens, or outdoor equipment, are offered for guest use subject to availability and normal safe use. We do not guarantee uninterrupted availability of all services, especially where disruption is caused by weather, utility failures, or third-party providers. Where instructions are provided for any equipment or facilities, guests must follow them carefully.
11. Liability We accept responsibility for providing the accommodation as described, but we are not liable for any loss, damage, or injury unless caused by our negligence or breach of duty. Guests are responsible for their own personal belongings, vehicles, and valuables during their stay. Vehicles are parked at the owner’s risk unless otherwise stated.
12. Force majeure We cannot be held responsible for cancellations, delays, or disruption caused by events outside our reasonable control, including severe weather, fire, flood, power failure, industrial action, or other unforeseen circumstances.
13. Complaints If there is a problem during your stay, please let us know as soon as possible so that we have the opportunity to put things right. We cannot usually deal with complaints effectively after departure if we were not given the chance to resolve the issue during the stay.
14. Privacy We only use personal information for the purpose of managing bookings, communicating with guests, and meeting legal or administrative obligations. For full details, please refer to our Privacy Policy.
15. Governing law These Terms and Conditions are governed by the laws of England and Wales, and any disputes will be subject to the jurisdiction of the English courts.
